What a fouled evaporator coil actually costs you

A dirty coil rarely fails loudly. Capacity slips first. Run times stretch. Then the pan overflows. Water tracks down the ceiling below an attic air handler, and drywall repair outruns the cleaning bill. Monsoon humidity makes it worse. A wet coil face plus desert silt equals mud, not dust. Mud grows things.

Most of the loading arrives from upstream. Return plenums in 1950s-70s block ranch homes often pull unfiltered attic air through unsealed framing cavities. That dirt never meets your filter. It lands on the entering-air face of the coil, between the fins, where you cannot see it from the access panel. Add gypsum dust after a remodel. Add March and April pollen. Add fall rye overseeding near golf turf and ash during regional wildfire events.

Cleaning has to happen from the entering-air side. Spray the wrong direction and you pack debris deeper into the fin pack. The drain pan and trap get cleared the same visit, or the mess returns. We also check the blower wheel, since caked blades cut airflow measurably.

Some cased coils have no usable access. Pulling the coil, or cutting and patching a panel, is what moves labor on this job. If fins are crushed flat or the coil is leaking, cleaning is wasted money.
